Dream For All is CalHFA's shared-appreciation program: it can cover up to 20% of the purchase price toward your down payment and closing costs, with no monthly payment on the assistance. In exchange, you repay the original amount plus a share of your home's appreciation when you sell or refinance.
How it works
The assistance is a silent second loan — no monthly payments. When you sell or refinance, you repay what you borrowed plus a percentage of the home's increase in value. Funding is released in limited rounds and is often oversubscribed, so timing and a ready pre-approval matter.
Who qualifies
- First-time homebuyer (no ownership in the past 3 years)
- Meet CalHFA income limits for the county
- Complete an approved homebuyer education course
- Use the home as your primary residence
- At least one borrower must be a first-generation homebuyer (in recent rounds — confirm current rules)
