Down payment assistance

GSFA Platinum Down Payment Assistance — California

GSFA Platinum is a popular California program that provides down payment and closing-cost assistance of up to roughly 5.5% of the first mortgage. A key advantage: you generally do NOT need to be a first-time buyer, and the assistance can be structured as a gift/grant or a forgivable second in some scenarios.

How it works

The assistance is calculated as a percentage of your first mortgage and applied to down payment and/or closing costs. Depending on the option you choose, it may be a non-repayable grant or a second loan with favorable terms. It layers on FHA, VA, USDA, and conventional first mortgages.

Who qualifies

  • Meet GSFA income limits (does not require first-time buyer status)
  • Minimum credit score set by the program/first mortgage
  • Owner-occupied primary residence
  • Use an approved GSFA participating lender
